How much does an average kitchen remodel cost?

Generally, a full kitchen remodel in the Southern California area costs around $200-500 per square foot depending on structural changes, moving plumbing, the quality of finishings and flooring. Our remodels tend to fall around $250-300/square foot and then if removing walls etc closer to $400-450/square foot.

What if I want to just change some things but not everything?

Generally speaking, we encourage remodeling the entire kitchen rather than making a few updates. The problem with only changing a couple things such as painting cabinets, countertop/add backsplash and such, is that we don’t feel they truly are a kitchen remodel. If that is more the type of update you prefer, consider either doing it yourself to save money or hiring a handyman service. For a full remodel, you will definitely want to hire a licensed, insured and bonded remodeling contractor (General Contractor) like us!

What is the advantage of remodeling a kitchen?

Kitchen remodeling (full remodel) adds approximately $25,000-40,000 to your equity or home value. Over time this grows exponentially, especially if you keep your kitchen well-maintained and use a modern well-designed, clean style and good-quality materials. We have seen kitchens done up to 10-15 years ago that still hold up today because the work was clean, modern, and nice quality. We find when customers have an older taste in style, for cabinets, mirrors, lights, etc this can feel dated even if updating your kitchen. Unless you have a designer sense in retro looks and use quality materials, when selling it may be seen as a tear down kitchen even if it’s remodeled. But at the end of the day, it’s your space and it’s important to make it your own! Due to grease from cooking and wear and tear, a new kitchen will just be more sanitary and cleaner.

Why do I need to hire a licensed, insured and bonded contractor for my kitchen remodel?

Licensed general contractors have the following advantages over non-licensed contractors or handymen. 1) They have insurance and bond that covers any potential damage to them or to the homeowner – saving you potentially thousands of dollars. 2) They generally do the work to updated modern building code, which they are required to keep up to date with. 3) They can pull any necessary permit under their business and insurance. 4) They generally have a larger online presence, so they painstakingly guard their reputation and have a higher incentive to keep customer happy, otherwise they lose valuable business!

What if I don't really have the money to remodel my kitchen properly?

It’s worth it to save for a nice kitchen remodel. Other options are financing. Personal loans are often approved in just hours or in days for home improvement. A home equity line of credit or refinance cash out certainly can help, but if you don’t want to pull equity out, consider saving until you can afford a truly quality remodel!

Who buys the materials needed for the kitchen? Is it included in estimates?

We will normally include labor and materials into our price. We typically allow any tile up to $3-3.50/sq foot, flooring up to $4/sq foot, faucets up to $200/faucet and nice quality vanities. If you want any of those materials, and toilets, mirrors or lights that are on a higher luxury level, we usually ask you to purchase. For any other materials, we cover the cost. Alternatively, if you know the exact materials you want before the estimate, send the list to us so that we can price it out in our bid. We can purchase the materials at our preferred contractor price.

Do you offer free estimates? Do you use salesmen or send a contractor?

YES, despite current gas prices, if you are within 20 miles of our location in Mission Viejo, we do STILL offer free estimates. We currently do not have salesmen, we do the estimates ourselves, but we also are at the job sites and work all day in construction, running materials and overseeing jobs. We offer a window of time to come do the estimate and you will have an experienced contractor consulting with you. For us a free estimate doesn’t mean we take lightly running around offering quotes. We sometimes take hours to put together estimates and we take it very seriously. We want your business!
