Is remodeling expensive - how do you price your remodeling work?

Generally, a full bathroom remodel in the Southern California area costs around $300-500 per square foot depending on structural changes, moving plumbing, the quality of finishings and flooring, kitchens $200-500 per square foot again depending on what is being done. We generally fall right in the middle on our prices. We are not the most expensive, or the cheapest either. If your remodel requires architect/engineering plans, permits and such, it does tend to get pricier of course. We do our best to make the price within normal industry standard for our area but also cover our cost of running business. We do not compete to be the lowest price you can get because we would quickly go out of business, and we cannot guarantee completing work or doing quality work at a low cost. Also, our price doesn’t change unless you change the scope of work. Also, customers pay in increments.

Why do I need to hire a licensed, insured and bonded contractor if there are handymen who can do the work or my brother-in-law?

We use best quality materials for rough materials (drywall, insulation, lumber, roofing, thinset, sanding, grout, screws and nails, etc) and nice quality for finishings if not specified, unless otherwise requested. For instance, a Delta faucet for $150 would be included. A tile that is $2.50/sq foot would be included. A vanity for $500 included. etc. according to your specifications. But if tile is $17/sq foot or vanity is $5000, this would be on customer’s tab.

What if I don't really have the money to remodel my house properly?

As mentioned, you can always try to do updates yourself, however, you must be very careful about water intrusion, leaks and doing things correctly. Materials will still cost you and your time is valuable as well. Other options are financing – personal loans are often approved in just hours or a couple days for home improvement. A home equity line of credit or refinance cash out certainly can help, but if you don’t want to pull equity out, consider saving til you can afford a truly quality remodel! It is not advisable to go broke doing a remodel.

Do you offer free estimates? Do you use salesmen or send a contractor?

YES, despite current gas prices, if you are within 20 miles of our location in Mission Viejo, we do STILL offer free estimates. We currently do not have salesmen, we do the estimates ourselves, but we also are at the job sites and work all day in construction, running materials and overseeing jobs. We offer a window of time to come do the estimate and you will have an experienced contractor consulting with you. For us a free estimate doesn’t mean we take lightly running around offering quotes. We sometimes take hours to put together estimates and we take it very seriously.
